Renter woes

Our house had a recent cleansing of roommates (half of 6 left), so the Landlady has
other work to do.
Weird though, everything and work and home breaks simultaneously .
The Thermostate for the heaters is buzzing now, frankly I would just prefer fix it myself.
( I am sure it is the timer clock).
Can anyone tell me how to disconnect the clock without rewiring my brain via electro-shock
therapy. I just want the buzzing to stop and don't care if the clock works or not. If landlady
wants it working, she can have her husband put in a new timer.

    It's unlikely that there is a generic response. What brand and model is the thermostat?

    The voltages in the line won't be high. They'll likely be in 24VDC. But if you are worried you can either pull the power at the transformer ( by the furnace) or flip the breaker off for that line.

      Thanks Cliff. I unplugged it today and cut the wires to the clock portion of the thermostat. SILENCE is achieved.

        Yeah, but now you can't set your heat to come on and off by time of day, right? I do a slot of settings on mine to save on my heating bills. And it's pretty easy to replace a thermostat.

          I have one of those fancy schmancy thermostats installed. they put ti in when I did HVAC on the building a couple years back .

          I don't use it. It is more of a pain in the ass ti program than it is to just turn the temperature back when I retire or go out.

    in a lot of cases you can with hold your rent until repairs get made. Or do the repairs yourself, keep the receipts and take the repair charges off of your rent. I you plan on doing these things however, it's important to document every correspondence you have with your landlord.

      As far as doing the repairs yourself, you have to give the landlord the opportunity to fix the issue. According to landlord tenant law in most states, they have 72 hours to either fix the issue or come look at it and tell you when it will be fixed. You cannot just fix something, and then charge the landlord. They have to be notified of the problem and given the chance to fix it. If they do not, then make sure you write down when you called the landlord... dates and times and all that. You would have to have documentation if it ever went to court, as UGG mentioned.

      Never assume you can deduct an item from rent... always check with the landlord, if they do not respond, then you have a right to attempt to recoup the losses you incurred... and if you just deduct from the rent, then the landlord can show that you did not pay the full rent and then they have a right to take action against you...

          My bais is that I have worked in Property Management for 10 years as a maintenance supervisor and attended numerous workshops and conferences. I know this because I have to know what responsiblities we have to tenants... and the fact that landlord tenant law has been carried over is irrelevant when considering a lawsuit or claim regarding a work order request and laibilities. I have been personally involved in several lawsuits myself on both sides... plaintiff and defendant

          What is your basis for this post? Are you trying to say you know something about it? If so, why ask me a rhetorical question? Just state what you know... or rather look up the state laws yourself... I myself don't claim to know the laws of each state, but can state with a general knowledge of laws in several states... and certain cases. Many of these cases and lawsuits on who pays what are decided on a case by case basis... and sometimes new precedents are made. Many cases are actually decided on previous cases as well.

          Might I add, that if you think it was "...outright bad advice" I chalk that up to your personal opinion, which is your right, but you have no right to marginalize my advice because you want to seem right.

          I will stand by that advice any day. That 72 hour response time is an actual Federal guideline that HUD uses to assess a score of a property management company, when performin a REAC inspection on a given federally funded property. Furthermore, they use that basis in their judgement of tenant / landlord suits... (and a Federal court is where any suit would end up if appealed past a state level) so my advice is a useful guide to go by... not the final word by any means, but what advice is that? That is why they call it advice.... which is sometimes defined as...an opinion or recommendation offered as a guide to action. Hence my "opinion" offered as a guide to action.

              I stand by advice... and to your weak attempts at marginalizing my advice, I scoff. You attorney types all think you are above the rest of us, and I would say that your diatribe is a useless waste of bandwidth. Trying to call me a phony... well you know what, that is simply your opinion, which you are entitled to as I am sure you know... I don't care what or where you practice or live.... what lawsuits you have been involved in... or what your lame credentials are.

              I speak from experience in dealing directly with issues such as these. My opinion is that you are speaking from some sort of feeling of self-entitlement. I know quite a few lawyers, and every one of them had the same sort of air of pompous self entitlement just as you seem to bring... I suggest you take it easy and stick to what you do best.... being an ass.

              To the original poster.... yeah, 72 hours is the standard. You can check online to see the state tenant landlord laws of any given state. And if you want a lawyer the "old man" could use an ego boost... and possibly something to do.

      I'll admit that I over-reacted just to own up to it.... but I don't do well with people marginalizing me. My advice was not in any way out of line.

      I know the right thing to have done would have been to ignore it. But alas, hindsight is always 20/20. I did not file a TOI with you as I was directed to you as a link, rather another entity in Tribe.

      The name calling was quite fitting I will have to add though. I am not always at the top of my game, as was evident. I will formally apologize to the members of this group and anyone that was offended by my "vulagarity" and call it a day.

      I've been working on leftover defenses I had from growing up on the street. I know this is not the street and I was in no danger, but old habits sometimes die hard.

      Once again... my apologies to those I offended....
